PURPOSE
The Public Works Committee is appointed by the Board of Directors to accomplish tasking established by the Board. Specific tasking includes the following:
- Reviewing the maintenance of all physical facilities of the Association (except the golf course).
- Assisting the Board in its oversight responsibility for the preservation and fitness for use by members of the common area facilities.
- Reviewing and assessing proposals and performing studies assigned by the Board for short and long-term capital improvements to Association land and facility use.
- Making proposals to the Board as deemed appropriate for overall enhancements to Lake Wildwood facilities and the quality life of its residents.
STRUCTURE
- Seven (7) members, responsible for selection of their chairperson, vice-chairperson, and secretary.
- Ad hoc and subcommittees may be appointed, as needed, to complete any assignments.
- Public Works Superintendent, who has no vote.
- Board of Directors Liaison, who has no vote.
OPERATING METHODS
To accomplish its purpose, the Public Works Committee shall undertake responsibility for the following actions and such other assignments as shall be made, from time to time, by the Board of Directors:
- Minutes and roll call of each meeting will be taken and recorded. Written copies will be submitted to the Administration Office monthly.
- Review the maintenance plans of the Association.
- Review contracts issued to outside contractors for maintenance, removal, etc. of facilities.
- Submit suggestions to the Board, in writing, prior to expending any time and effort in further investigation, improvements, expansion, etc. for physical facilities.
- Upon direction by the Board, review annual budget for maintenance expenditures and replacement reserve funds; review and assess new capital improvement proposals in accordance with Provision 5 of Rule R-1.70.10, "Management of Capital Improvement Projects."
- Maintain interaction with other committees to avoid conflicting decisions or duplication of effort.
- It may, with prior Board approval, be necessary for this committee to request additional expertise to properly complete an assignment. It may also be prudent to contact governmental units to obtain the latest rules and regulations.
- Conduct such special studies related to use of Association land and facilities as the Board directs or as the Committee finds appropriate and for which it gains Board approval.
